Since starting to work in Chicago in 2008, POAH has built and renovated 2,000 apartments in mixed-income buildings across Chicago with more in our pipeline. Over time, our presence has grown, stretching from Kankakee on the south to Elgin in the northwest suburbs.
In Woodlawn, POAH has replaced Grove Parc Plaza's distressed and obsolete buildings by creating new and renovated housing on South Cottage Grove Avenue (The Jackson, The Grant, The Burnham, Trianon Lofts and Woodlawn Station) and the surrounding neighborhood.
Woodlawn Park consists of attractive, handsomely-built and well-landscaped buildings with welcoming community spaces, playgrounds and community gardens. The properties are designed to be certified as LEED homes with solar panels on each roof that offset half of the energy needed to produce the buildings’ hot water, rain gardens and high-efficiency HVAC systems.
The Jackson at Woodlawn Park and the Grant at Woodlawn Park offer one-, two- and three-bedroom apartments, laundry facilities, a meeting room, community kitchen, playground, ample landscaping and private townhome entrances for the three-bedroom apartments.
The Burnham is a 65–unit senior development featuring a fitness center, health clinic with part-time geriatrician, activity room, grilling and sun patio, game room and upper story balconies, 12 garden beds and laundry and storage on every floor.
Across the street, Trianon Lofts include the first market-rate units of rental housing to be constructed in Woodlawn in more than 40 years, adding a multi-dimensional aspect to the revitalization. Trianon Lofts offers 24 units of mixed-income housing including two-bedroom, two-bath apartments with 10 ft. high ceilings, 7,000 square feet of ground-floor retail space and 24 outdoor parking spaces.
Woodlawn Station is located at the entrance to the CTA’s Green Line station at 63rd and Cottage Grove featuring 70 mixed-income units total, 55 in a four-story building at 63rd and Cottage Grove and 15 on scattered sites a block to the south on Maryland Avenue. Additionally, it features 15,000 SF of new, fully leased commercial space.
Crestview Village Apartments located in Kankakee, less than 60 miles south of Chicago, is a family complex of 132 units. POAH renovated after acquiring the property, including building a playground and turning a former office into a community room.
We are also expanding beyond Woodlawn into other Chicago neighborhoods and suburbs, providing a mix of family and senior housing. Garfield Green is a project in development in the East Garfield Park neighborhood on Chicago's West Side. It is planned as a 'net zero and resilient' community.
